Construction Documents/Fees

All documents must be current, legible and complete

  • Completed City of El Reno Building Permit Application
  • Deed with legal description that matches site plans.
  • Plan review fees of $0.05 per square foot for residential, $0.10 per square foot for commercial, all construction under roof must be paid at time of application.
  • Any structure that is going on a private wastewater disposal system must have a copy of an Oklahoma Department of Environmental Quality Percolation Test or proof that the disposal method is ODEQ approved.
  • Two complete sets of plans, documents for residential and four complete sets of plans, documents for commercial.

Plans

All documents must be current, legible and complete

Floor Plans

Floor plans should be designed to a common scale and should clearly illustrate the following:

  • Label the use of all rooms; show all plumbing, electrical and mechanical fixtures that are existing and proposed.
  • Illustrate all handicapped accessible features that are existing and proposed.
  • Show seating arrangements and permanent equipment configurations.
  • Show all stairways, decking, and roof overhang, and any canopies.
  • Illustrate dimensions, types and sizes of all doors and windows.
  • Licensed Oklahoma architectural seals (where required).

Site Plans

Site plans should be designed to a common scale and should clearly illustrate the following:

  • Property lines, rights-of-ways, easements, and must be labeled accordingly.
  • Building setback lines (if platted).
  • Existing structures, their dimensions, and their distance to other structures and property lines.
  • Distance to the nearest fire hydrant.
  • Abutting Streets must be detailed and labeled; show approach, drive way, and parking plan.
  • Location of detention/retention facilities.
  • Existing and proposed landscaping.
  • Water main(s) and the location of the water service line.
  • Sewer main(s) and the location of the sewer service line.

An example of a common scale would be:
*(1 inch = 20 feet or greater)

Most well drawn residential permit applications can be reviewed within 24 hours after their arrival. Sometimes this process is faster, but it usually depends on the quality of the information submitted.

Other Documents

  • Framing, foundation, and other structural plans with licensed Oklahoma engineer's seals (where required).
  • Exterior elevations depicting finished appearance of the structure (if required).
  • Detention calculations in accordance with the Code of the City of El Reno Chapter 194.
